Prepare documents to summarise the Project Brief.
Arrange and attend meetings with the Client, Other Consultants and other persons as reasonably required.
Provide detailed drawings showing all existing building(s).
Prepare 2D sketch drawings including up to (3) sketch plan options, sketches, diagrams, and other information explain the Design to the Client.
Prepare Design briefs and direct Sub-Consultants and Other Consultants to undertake work as required.
Liaise with Sub-Consultants and Cost Consultants in the preparation of the preliminary cost estimate.

Develop the approved sketch design into a 3D concept design solution.
Present and provide 3D computer model (BIMx) for client review.
Arrange and attend (2) Client meetings as reasonably required.
Co-ordinate the design work undertaken by the Sub-Consultants and Other Consultants into the architectural design.

Assist the Client in the co-ordination of Sub-Consultants and, and Other Consultants as required for a planning application.
Prepare the necessary documents for a planning application in relation to the Project;

2. Proposed Site and Floor Plans
3. Proposed Elevations and Sections
4. Proposed Schedule of Colours, Materials and Finishes
5. Shadow Diagrams, if required
6. Neighbour Notification Plans
7. Waste Management Plan
8. BASIX Certificate
9. Schedule of Colour and Materials
10. Concept Landscape Plan (excluding planting selections)
11. Streetscape Character Analysis
12. Area Calculation PlansLodgement of the planning application.

Review Council’s notice of determination.
Co-ordinate and collate the work of all Sub-Consultants and Other Consultants with the architectural
drawings.Prepare drawings and documents to satisfy requirements at an appropriate scale, including plans, elevations, and sections, together with other details, building specifications and schedules as required by Building Certifier for statutory approval to construct the Project (Construction Certificate Application).
Submit documents to the Building Certifier for building approval.
Prepare documentation at an appropriate scale including drawings, details, specifications and schedules
suitable for tendering purposes;1. Dimensioned Building Set Out Plans
2. Detailed Internal Elevations up to and including;
- Kitchen
- Bathroom(s)
- Laundry/Powder Room
- Bedroom Wardrobes
- Linen and Storage

7. Finishes, Fittings and Fixtures Schedule.Arrange and attend Client meetings as reasonably required.

Prepare a list of prospective tenderers for approval by Client.
Provide recommendations to the Client on the preferred method of tendering and contract selection.
Call tenders, or, in the case of negotiated tender, negotiate with the preferred contractor.
Issue tender documentation to all tenderers.
Respond to enquiries from tenderers.
Close and assess the tenders.
Negotiate with the preferred tenderer to obtain an offer acceptable to Client.
Prepare a tender analysis of tenderer’s offer for acceptance by Client.
Prepare the contract documentation, including incorporating changes made during negotiations with the
preferred contractor. (Redesign or redocumentation may incur Variation costs).Arrange for the signing and execution of the contract documents by both parties.

Undertake fortnightly site meetings, check work in progress regarding design quality control, materials selections and performance as described in the contract documents.
Review documentation and other submissions by builder and/or contractor.
Provide builder / contractor supplementary details and information.
Provide builder/contractor instructions to clarify the contract documents where required.
Administer variations and obtain Client approvals.
Provide the Client with regular reports regarding time, cost, and progress of the works.
Assess builder / contractor’s progress claims.
Assess builder / contractor’s claims for extensions of time.
Adjust prime cost and provisional sums and other monetary sums included in the contract documents.
Prepare defects lists prior to practical completion.
Issue instructions to the builder / contractor for work required to achieve practical completion including rectification of any defects.
Inspect rectification of defects and issue notice of practical completion.
Issue the final certificate on completion of all defects and outstanding work.

Amrish is a registered architect with over 15 years local experience. He has an interest in the design, documentation and delivery of a range of building types.
Early in his career, he cut his teeth in large scale transport and infrastructure projects for various government and private clients, and eventually found a niche in commercial fit outs for those same clients.
Enjoying the detail required for smaller scale projects, and relationships formed with dedicated clients and end-users, he moved into the residential realm, where he found a passion for single bespoke residences.
Amrish is committed to creating timeless and refined spaces that inject joy.

Kine brings over a decade of experience, backed by the successful completion of a number of large scale interiors projects with one of the largest firms in Australia.
Often seen in site boots, her expertise and interests are focused on the documentation and delivery of high-quality interiors projects for residential, commercial and government clients. She brings her comprehensive knowledge of experience and methodical eye for detail to all her work, employing principles that ensure the best results for her clients.
